Patrick Simons has been involved with more than 23,000 units nationwide valued at several billion dollars. His broad experience in all facets of residential investment and development including acquisition, market analysis, due diligence, design, public approvals, construction, financing, equity syndication, leasing, asset management, and disposition gives him the tools necessary to effectively create value for any developer, investor, or public agency.
Prior to founding Strategic Property Economics in the First Quarter of 2008, Mr. Simons was the Executive Vice President at Atherton-Newport Investments, LLC. During his tenure, he was responsible for a national staff that managed all development, construction, and asset management activities for the company in several major markets. Product types included new single-family homes, luxury condo developments, and value-added apartment investments. Previously, he was Senior Vice President and Director of Multi-housing for Lennar Partners (a subsidiary of LNR Property Corporation which was publicly traded on the New York Stock Exchange until January 2005 when taken private by an investor group). He led a staff that was responsible for all multi-family acquisition, development, lease-up, and dispositions, and co-managed multi-family portfolio operations and dispositions for the company nationwide. The portfolio included both luxury and affordable apartments.

Prior to Lennar Partners, Mr. Simons was Regional Development Manager over the San Francisco Bay Area for JPI, one of the largest market-rate and luxury multi-family developers in the nation. All of his luxury apartment projects were also mapped for future condo conversion. Mr. Simons developed affordable apartments nationwide while with Kaufman and Broad Multi-Housing Group (subsequently purchased by Simpson Housing), and developed condominiums while with Twin City Townhomes in Minneapolis, Minnesota. Mr. Simons has been involved in the development of numerous luxury and affordable apartment communities as well as single-family and condominium communities in several states. Mr. Simons is a full member of ULI, a member of its national Silver Multi-family Council, its local Education Committee, and Chairs its Housing Initiatives Council locally. He has also been active on the Multi-Family/Urban-Infill Council of the California Building Industry Association, is a licensed Real Estate Broker in California and Minnesota, and a graduate of the University of Southern California, with a Bachelor’s Degree in Engineering and a Master’s Degree in Real Estate Development. He has been a speaker and panelist at multi-family and building conventions and conferences, has written a regular column regarding multi-family issues for the Builder Digest of California as well as articles for the Apartment Owner's Association magazine and Multi-Housing News online edition, and has been an instructor in the Light Construction and Development Management program at the University of California, Irvine. Patrick S. Simons has been personally involved in the development, redevelopment, and/or management of more than 10,000 residential units nationwide, and has provided consulting services for more than 13,000 additional units since founding Strategic Property Economics.
