Project: Apartment Repositioning and Renovation

Location: Phoenix, AZ

Size: 376 Units

Construction: Garden-style Apartments built in 1981

Story: Property had been held for years without any significant upgrades being done.  Walked property, and toured competition to determine all positive and negative property attributes.  Focused on the property's locational strength immediately adjacent to the Cave Creek public golf course.  Re-branded the property from its original non-descriptive "Northridge Apartments" to the more distinctive "Fairways at Cave Creek."  All marketing was overhauled including signage, brochures, and advertising.  Crafted a customized renovation plan choosing which physical renovations would generate the highest return on investment.  Itemized costs and projected schedule for both exterior/common area items as well as interior/unit items.  Work was managed to completion.

Results: Renovations and re-branding were completed.  Property was successfully sold to apartment investment company for profit.
